Tenant take out building insurance rather than get landlord insurance

  • As explained, mad. Cutting corners on insurance is pointless. Might as well not insure.
    Is there a mortgage? The lender will require you to have proper LL's insurance in your name. (Plus of course you'll need their consent to the letting too).

    It's a straight business expense with you running a BTL business.
    Your lender will require you to have Landlord insurance in place.
    I believe Direct line offer LL insurance with legal cover and rent payment protection in case the tenant stops paying.
    You MUST serve your tenants with an EPC of the property, EICR, GSC Pat testing and Right to rent checks, How to Rent information, deposit protection scheme and information for tenants leaflet.
