    what comeback do you have if you exchange contracts and we all agree to move before march 31st but for whatever reason it doesnt happen?
    For all practical purposes, that isn't going to happen. Exchange only happens when everybody is certain they can complete on a specific date. Big penalties if it doesn't happen.

    You can`t know this for the whole country/all landlords, maybe some are. No idea who would be buying though?

    Many Multi property landlords have expanded with borrowed dosh and now own / control substantial numbers of rental property.

    Many young peeps now see rental as the norm but will return to the nest or friends etc if Covid hardship strikes.

    You can workout the problems this will bring and the future scenario for landlords. 

    Renting now and buying later may well be a good move.
