"I have now spoken to your buyer’s solicitor. She confirmed that she has received all our replies to enquiries and that she now needs to write her final report to her clients. She assured me that she is working on it, but writing the report can take a little while as it is a matter of drawing together all of the information gathered, checking everything and writing it up.

We have made sure she is aware that you want to exchange before Christmas, so hopefully we will be in a position to do so. We will be in touch when we have more information for you"

Never heard of this report before, how long would this usually take in a non stamp duty crazed world?

  • There is no EA being shared ownership.

Standard practice at most solicitors - they do the searches, make enquiries, etc etc, then they send all the paperwork to the buyer in a big pack to review, and decent ones include a covering letter highlighting any key points. Buyer then reviews everything related to the purchase and makes sure they're happy with it prior to exchanging.
