The home reports were a massive help for me when I was looking for a home. It meant I could
- rule out ones which definitely would be over my budget, or under the minimum amount the lender would lend on, due to the valuation being noted, compared to offers over with the EA adverts.
- I could rule out any which were non-standard as the build was noted.
- I could rule out ones with any mention of structural / internal issues, even historical.
- I could rule out anything which required a higher deposit or didn't meet my lenders criteria.
This made the whole home hunting process a lot easier. I wasn't viewing anything which I couldn't afford or get a mortgage on therefore no messing sellers around, all I had to do was pay for a valuation as the HB surveyor wasn't on my lenders panel.
If ever I move up the ladder, I will repeat the process as it worked well.Mortgage started 2020, aiming to clear 31/12/2029.0
