Question on Searches

We are trying to rush through our house purchase as our buyers have an expiry date on their mortgage offer that they cannot extend.
Communication with the solicitors acting for us on the purchase of our new property has been very slow and difficult. I wait a week (or more) for a reply, then when I get one, it's always just a few words which doesn't really answer any of my questions.
So, the searches were back yesterday and he emailed the report, which seemed to say there were no enquiries to be raised from it. I emailed him back to clarify this, seeing if we could possibly look to exchange before Christmas and he replied...
"No, we are waiting for the outstanding replies, won’t be exchanging before Christmas."
I have had no reply to my further email asking him to clarify what he means by "outstanding replies"...so my rather long-winded question is...does anyone know what exactly he would mean by "outstanding replies"? Would these be other searches? I'm at a loss.

Replies to the other enquiries they've raised.
  • Enquiries to who though?

To the vendors' solicitor - usually a fairly standard big list of questions for them/their clients to answer.
  • But that's what i'm confused about. He seemed to suggest there were no enquiries to raise 🤷‍♂️

I think that was no enquiries to be raised arising from the searches. Not that there are no other outstanding enquiries.
  • My understanding is that the solicitors will almost always have a long list of enquiries to raise with the vendors' solicitor. Presumably, this can sometimes include enquiries related to the results of the searches.

So reading what you've put, it sounds like there are no enquiries to raise relating to the searches, but they have sent all the other enquiries (not related to searches) to the vendors' solicitor and need them to respond. Presumably they know from the number/complexity of the enquiries that the solicitor won't get this sorted and back over to your solicitor in time for them to report out to you before Christmas (and this is what needs to happen before they can exchange/complete).

Good luck with all this, it is very stressful and speaking from experience aiming/hoping to get it done by Christmas adds to the pressure. Hope it all works out in the end.

No, he suggested that the search results have raised no further enquiries. He will still be waiting on the ones he's already asked.
  • Many thanks for the replies guys, makes sense.
