Will this impact my sale?

Have just sold my house, and the purchasers mortgage company is coming to complete their valuation. Can assume they will check for damp etc and the attic.

I haven't been in my attic for close to 15 years. But when having a quick look up there today I noticed that some of the brickwork has collapsed. Not sure if its mine or my neighbours but it looks to be covered up with a piece of MDF wood. My chimney is still in tact and fully supported.

But is this likely to flag as a structural issue on the bank report?  (I have no issues in getting it repaired but just wanted to know if it could impact the sale)

    I wouldn't expect them to look in the attic for a mortgage valuation. 
  • The company who valued mine for my buyer did look in the loft although just a cursory glance. Then when they had their Home Buyers Survey the surveyor also spent a long time up there.

    Mortgage valuation is pretty basic. Someimes they just drive by! Or even less....
    More likely an issue if the buyer chooses to have a survey as well (which may or may not be done at the same time).

    Is my eyesight failing? I can’t see anything that looks like brickwork in that photo.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Picture is too dark to be clear, but are you sure that the brickwork has collapsed?  It's not unusual for the attic spaces of semi/terraced houses of a certain age to be open, and it may be that someone had just blocked the gap.

    It's a terrible photo - time to invest in a new potato, OP?

    But I think the brickwork is the bit I've shaded in red (yes, my colouring-in skills are on a par with the OP's photography), and the green bordered area is the "collapsed" bit.

    I'm with @Silvertabby - I think this is how it was built, and the neighbour has simply blocked off the gap to stop the OP sneaking over and stealing their Xmas decorations and collection of 1980s back issues of Radio Times.

    Perhaps a more serious question is how come there's so much snow in the loft?

    It was a screenshot of a video I took because I couldn't get enough light with the normal flash haha

    Survey/Valuation done took 10 minutes and he took a look into the loft. so will await the outcome if anything flags.

    Hopefully, it is the way it was built, been here for 30 years and never realised it!

    Wonder if someone started building a firewall and never finished it? Are there loose bricks around it?

    In any event, it's not something so material that the lender is likely to be excited about it.
