Buying off-plan - specification and finishes different to what advertised

We were told that there was difficulty getting hold of AEG/Zanussi appliances due to Covid and they were going to fit alternatives but in the end they managed to source them.0

If your not getting what you are paying for and they are substituting cheaper appliances and materials surely they are not expecting you to pay the agreed price ? I mean you wouldn't reserve a Mercedes at your local dealer and when you turned up to collect get fobbed off with a Skoda and ohhh its in the contract that the spec is subject to change.
If they go on about lack of supply ask why they didn't replace with equivalent or better quality..... Please don't be a mug and just roll over. There is no point just complaining, they are used to that and wont care. All they will care about is you walking and them having to resell so you must make them believe that unless it gets sorted to your satisfaction, you will walk.... I'd go straight in for a 5k reduction in price or tiles and appliances replaced with what you were promised and dont negotiate or get bullied.

No, because your contract with a car dealership doesn't include the phrase 'spec maybe subject to change'. Buying a property off plan does.rik111 said:

What nonsense, spec may be subject to change is not a get out clause that they can show you top of the range fixtures and fittings and then supply with complete junk and expect the buyer to just roll over and still buy the property at the originally agreed terms.Slithery said:

They know the buyer is both emotionally and financially committed so unlikely to pull out. All that the developer has done here is add a bit more to their margin and stuff the buyer because they can. This is very dishonest and at the very least should have been discussed with the buyer before ploughing ahead but as I said they know they have them-by the balls...
Absolutely no difference between showing someone a merc and trying to fob them off with a Skoda just because they put some garbage in the small print.0 -
Pleased to say that the developer agreed to fix the issues in specification ahead of contracts exchange and apologised for installing the wrong appliances "in error".
If you don't ask, you don't get!
