Just discovered my land title deeds do not cover the area my house occupies - What happens next?

Your situation sounds somewhat similar to my sisters. She bought a house that was unregistered and during the conveyancing her solicitor got her to sign a plan to confirm she agreed with the extent she was buying. Transaction completed and got a copy of the official copies (but no title plan) so didn't think anything else of it. A couple of years later downloaded a copy of the title plan to see which of the old outhouses in the shared yard belonged to her house to find only the house had been registered and none of the garden at all! The solicitors accepted fault as they didn't flag up to my sister that the title documents they'd received didn't cover the full extent that she was buying (luckily she still had a copy of the plan from when she bought) so they dealt with getting possessory title on the garden and are paying for an indemnity policy.
How does what was registered compare to the old plan you received during conveyancing? Do you still have a copy of that? If they are not obviously different then as GDB2222 says its going to be difficult to get the solicitor to take responsibility as ultimately they don't know or visit the property so have no way of knowing.

I think you need to get the original paperwork you were shown and agreed was what you were buying.
Has the land registry actually said the plot your house is on is unregistered?
There is a land registry thread on here manned by someone from land registry, they seem to be very helpful. You could ask for the application for registering your house.0 -
Others have broadly covered matters for you but without more detail I don’t think any of us can really answer your two original Qs.The plan you have posted appears to be based on a screenshot of a service known as MapSearch and on which someone has added additional wording. MapSearch provides business users with an easy way to make a quick search of what may or may not be registered. However it’s indicative only so not definitive like the title plan(s) would be.Clearly you have doubts over the conveyancing service you received and if so you could pursue the matter through the complaints procedure for the original firm
Whether you are entitled to compensation in my experience largely depends on if you have suffered any financial loss as a result of errors made/dragged heels
As posted checking online for yourself is a way forward to see what is actually registered
if you have a registered title you are willing to share then happy to take a look and comment in general terms?“Official Company Representative
