Cloakroom or Utility Room?

If you were looking at a house to buy or rent would a cloakroom (okay, a downstairs toilet ☺️) be more important to you than a utility room if there wasn’t room for both?

Depends on the size of the house and how many toliets upstairs. Most families will want more than 1 loo.1

This is an ‘offshoot’ post from a discussion on another thread about noisy kitchen appliances. Ideally (with lots of money) you’d have separate utility room and downstairs toilet. But if limited space & budget what would people’s priorities be (and why)?

Downstairs toilet every time. Esp if it means the difference between 1 toilet and 2.Just buy quieter kitchen appliances if its that troubling. Or put them on when you are asleep or out. My dishwasher for example is so quiet I put a note on the handle saying "on" to avoid forgetting and opening mid wash, its so quiet. (its built in so no lights on the outside)3

Toilet would be my priority assuming there was only 1 other toilet upstairs.Utility is a nice to have but I’d be surprised if a home had a separate utility but then no toilet, that would seem odd to me.2

Downstairs toilet as it means visitors don't need to go through the house. Really useful with kids especially if they've been in the garden getting muddy it's not going upstairs.

I'd prefer a downstairs loo... although if there is room, I don't mind having a combined utility and downstairs loo. It works quite well, I think.5

If no other bog in the house, then a WC for me. Not too bothered about utility rooms if it's purely a kitchen, but I'd prefer to get rid of laundry stuff if you want to use the kitchen for other purposes too.
