How much difference does deposit make to rates ?

    As others have said, forget 'Credit score' which is simply a made up number, which potential lenders never see anyway!
    Get hold of your Credit Report from all 3 Credit Reference Agencies, either online or printed versions & go through them in detail. Get any errors sorted out asap.

    Other things to consider:
    Are you on the Electoral Roll?
    Have you been at your current address for at least 3 years or have you moved around a lot?
    Have you ever missed any mortgage, credit card or even mobile phone contract payments?
    Have you applied for other credit recently?
    Have you applied for several current accounts recently?
    Do you ever dip into overdraft?
    All of these, and probably many more will impact on how a mortgage lender views you.

    yes have moved around a lot in the last 3 years- maybe April is the turning point where I hit the three year mark 
    missed one mobile payment 12 months ago, hopefully the impact of that disappears this month (was paid the moment it was noticed,  card details changed because of fraud 🤬)
    have applied for a credit card recently yes was told to use it because I had no other credit for them to judge repayment history on 
    never use my overdraft ever 
    I’ve got £10,000 sat in the bank, n£45,000 coming my way to from the sale of the house,  I earn more than that every year.  God knows why I’m considered so risky

    You've mentioned 4 possible 'red flags' to potential lenders. While none of them are significant to you, taken together, they make you seem more of a risk than you probably are. But your application is processed in accordance with an algorithm, known only to the lender, and not initially at least, by a human being to whom you can explain things.
    £10k in savings is irrelevant as potential lenders can't see that.
    £45k coming from sale of house is also irrelevant - as above.
