is it hard to get planning permission to extend upwards for a detached bungalow in green belt area?

  • If you’re going down the formal/Householder application route, then yes... it can be, but not impossible. If you’re going down the new’ish Prior Approval route, then providing the proposals meet the new PD criteria, then no issue at all.

    Yes, it could be, depending particularly on what kind of property surrounds the one in question and local policy.
    When we asked for PP to add a floor to our country bungalow, the planning officer visited and said he was going to recommend refusal. However, we'd had a previous discussion with his predecessor before drawing-up plans, and he was of a different persuasion, saying the predominant architecture was 2 storey so he'd prefer adding a floor rather than an outward extension.
    As our previous meeting was minuted, the planners granted permission, but it was obvious policy had changed.
    P.S. It may be less of an easy option if you have roof trusses or shallow foundations.
