Another thing to add is the house isn't in the perfect area for us. It's around 10 minute drive outside the area we would like to live in but the house prices have risen around 40k in this area and are outside of our budget.
It's a little rough and ready the area but the row of houses (around 20) is ok. It's also on a very busy main road which doesn't put us off but would others. However you have to make comprises and therefore this house was it. The price was within our budget and right size. However it's not our dream home but you have to be realistic and work within your budget.
Therefore we may wish to move in maybe 5 years time. Regarding the other house on the row that sold for 125k that had a higher level of decoration and modernisation. An ensuite and extra bedroom, and the bathroom and kitchen are pretty modern and new. That's where the 10k comes in I imagine. Plus the people selling ours are in a rush to move.

Sgun saidTBH I would keep looking. It sounds like a house you are just making do with. You might need to compromise on the area a bit more rather than buying a house that you don't like, in an areas that you aren't keen on and that needs a lot of small but annoying jobs doing. Compared to the house that has just sold it doesn't sound like it's a bargain, considering they are in a rush to move. I would wait and see what happens in the next year.
It's really not a bargain at all given the prices of houses in the area with the possible work needing doing. My uncle just went through survey and said similar to people here that roof probably just needs a few tiles replacing possibly, flashing, drains, pointing maybe some bricks replacing and just general maintenance. Regarding the damp he said depends what type of damp it is can be easy fix or pricey and having to take off plaster etc. He said budget at least 7k to fix things but could be possibly more especially if more needs doing to damp and roof.
So we are going to ask if the sellers would be willing to drop the price considering the issues. We are going to tell them we aren't willing to pay 113,000 as don't believe the house is worth it given the works it needs and the price for houses in that road/area. If they agree we will then get inspections out to determine the cost. Isnt much point in shelling out more money for inspections when they aren't going to drop the price. Let's be honest it's like the repairs are going to be a couple thousand pounds even in best circumstances.

It will be one or more of the following.. Elevated soil levels bridging the DPC. Leaking guttering or down pipes. Damaged/missing tiles or flashing. Or extremely eroded pointing on an exposed wall.None are expensive to fix, and if at ground level, well withing the abilities of a basic DIYer. Do not be tempted to go the chemical DPC injection route - It is a waste of money. And do not go hacking off perfectly good plaster and slapping waterproof render/plaster on the walls. It will only drive damp further up the wall and need doing again in another 5-10 years. In the meantime, it will encourage lime in the mortar between the bricks to leach out and weaken the walls. Lime leaching is a very slow process, and may take 50 years or more before it is noticeable.If your uncle suggests chemical injection and/or waterproof render/plaster, I'll send you a wet kipper to apply to the back of his head. Old properties need sympathetic treatment using traditional building materials.Her courage will change the world.
