May have to pull out of purchase, advise please!,

    Surely if it was available you would have had it by now - it's been 8 weeks t least? So pull out now and don't waste the sellers time any further.

    If you are willing to pull out of the purchase for the sake of a piece of paper that very much suggests that your heart is not set on this property anyway. The piece of paper is just an excuse.

    I think that this is generally true, provided there are no obvious defects or reasons to suspect defects (and even that can be checked by structural worry).   I used to believe I would never buy a property with significant alterations without the right paperwork. However my current house has an extension and a loft conversion both without paperwork. They're not new alterations, the house hasn't fallen down yet, and I found myself saying "oh well, if any issues occur I'll deal with them" because I loved the house and realised the paperwork wasn't a deal breaker.

    When was the property built?
    What work has been done which you are wanting the certification for?
    Approximately when was this work undertaken?

    Have you looked at old Google photos, selling photos for the property and either neighbour to place the age of the work if needed?

    Depending on your answers to the above, the reply would vary.
    Mortgage started 2020, aiming to clear 31/12/2029.

    We got work carried out by the council for disability adaptation. as they removed a structural wall. I asked for paperwork but they never provided except drawn plans with council name on it.  After getting ignored for 2 years, I just gave up. I think not many provides those papers anymore. I asked my electrician as well when they rewired the house but they just ignored me as well. I guess when we sell we will sell without any papers.
