Buyers requesting snagging survey on 2nd hand house prior to exchange

My house is still within the developer’s warranty and will be so for around 4 months after my buyers have moved in, so they will benefit from being able to get any imperfections or problems fixed as this is transferable. They are now demanding access for a ‘new build snagging survey’ to be done before exchange. This is a lengthy survey and in the current climate we are trying to keep visits by people to essential only due to extremely vulnerable family members. 
I feel strongly that this should be done after completion and when they are the legal owners, they will have plenty of time to raise issues with the developers. They are also getting the house for around £30k under current market value, so are testing my patience a little. 
Do you think this warrants as ‘essential’ or am I being unreasonable?

    I don’t think you’re being unreasonable at all. Have they already had another survey/Home Buyer’s report done? I can understand why you don’t want to have yet another surveyor round.

    I’m buying a new build and the developers have said that any 3rd party snagging reports need to be done after completion, so I don’t see why this would be different.

    It's entirely up to you as to whether you agree to let them complete the snagging survey.

    They may, of course, then decide to pull out from the purchase. Such would be their prerogative.

    Perhaps they want any snags revealed to be resolved prior to purchase?

    Yes, they’ve had a homebuyer’s survey done several months ago. When I bought the house new, snags were also covered post completion. 
    Understandably, the developer is not going to deal with them prior to them becoming the owners so it will all have to go through me, which means various days off and trades in the house depending on what the buyers decide they’re not happy with. Are they going to want to inspect then too? I’m just not willing to do this, especially with children in the house too. 
    I really don’t understand why they can’t wait. All snags I’m aware of have been dealt with and any they find will definitely be sorted by the developers afterwards, it’s just unnecessary atm!

    Even when you buy directly from the developer you can't usually do snagging list until after completion, if it were me I'd say that they can do it once they have completed.
