I am in the process of buying and selling and awaiting for confirmation of a moving date. I have been told they are waiting for a few queries to come back on a property above in the chain, but apart from that everything is completed for everyone. Searches mortgages etc. what are the next steps and in experience how much longer will it take if the queries come back this week? it has been going on forever so i am getting impatient! i know there's a lot going on but getting info from the solicitor is impossible
thank you

Afraid this is another 'how long is a piece of string' question, as there are so many variables.kearamorris2020 said:I am in the process of buying and selling and awaiting for confirmation of a moving date. It depends on
what the enquiries are
are they something the solicitor can reply to, or does the seller need to be asked
how quickly do each side's solicitor respond to the other
if the vendor needs to be asked, how quickly does their solicitor ask, and how quickly do they reply
Not much help, I know. You could ask EA to check on the position up the chain.1 -
thank you for your reply. Can i ask what EA is please? Me being stupid i have never heard of itbadger09 said:

We’re in the same boat as you, everything else in place and we’re ready to go but waiting on a reply to a query our solicitor sent more than 2 weeks ago. I’m still valiantly trying to hope we can get in Christmas week if not before. Not because I’m desperate to have Christmas in the new place but because I’ve got 2 weeks off so will be able to repaint the rooms I want to do and get unpacked! Here’s hoping we all make it!0

We’re the same. Our solicitor sent enquiries on the 6th November. No replies. EA spoke to Vendor last Monday who said they hadn’t had anything. Vendor chased their solicitor and turns out their solicitor didn’t send the enquiries on. Vendor confirmed they had responded to their solicitor (and enquiries) on Saturday... my solicitor hasn’t heard anything from their solicitor. The EA, Vendor and myself all want to complete before Christmas but doubt that will happpen now due to
solicitors. It’s frustrating because to them it’s just a piece of work or document but to us it’s our home!!!!

Yes i feel exactly the same, I have 2 weeks of at Christmas which is why i'd love to be in there before hand so I can sort things out! I have a baby which makes it even harder! Just feel like we are the ones who seem to do all the chasing and nothing at all would get done if we didn't chase the solicitors etc. I know they are fed up with me but if i don't chase them every day nothing will get done!Mrcsmrs said:We’re in the same boat as you, everything else in place and we’re ready to go but waiting on a reply to a query our solicitor sent more than 2 weeks ago. it's so frustrating, they really don't care, but it will be a different story when they want their money! it's hard to know what to do, do we start packing the house? Do we leave it? Then we don't want to be told 1 week before that we're moving and we have nothing sorted!!ashleighduguid said:We’re the same. Our solicitor sent enquiries on the 6th November. No replies. Are you in my chain?? I was literally told things would happen before Christmas at the beginning of the week, and then suddenly we find our buyers' mortgage offer is expiring in very early January, and now everyone is saying there's no chance of completing before Christmas and our guys need to get an extension on their offer. It's ridiculous.kearamorris2020 said:

I wouldn't mind how long everything took, really, if people were just HONEST. Now there's this terrifying rush of waiting to find out if the offer will be extended or not. Makes me lose sleep.0
