    There must be something REALLY special about this property if you're offering over the guide price.  I would start with 95% of the guide price.... because I wouldn't want to sound desperate.

  • £200 short should not be an issue. Show your savings statement with £1000 going into every month if necessary.
  • So in the end I offered less. Just above the guide price (£5k/4%). To be honest, I’ve been looking for over a year and I’m possibly desperate. But, for me, it’s worth it and hopefully the bank will agree! The property has already been taken off the market due to the amount of demand for it as they priced it very low for the area to create demand similar homes have been priced £20k more. they are taking viewings and offers until the end of the week so will let you all know the outcome.


  • I don't know why... but my estate agent didn't ask for any proof of funds at all.
    They didn't even ask for a copy of my AIP... Which now that I think about it is quite odd!
    But maybe the EA won't ask, if you don't highlight it as an issue.

  • They didn’t ask. Only asked for AIP in a follow up conversation. Not that I'm complaining but it does highlight an issue. If buyers don’t need to provide proof, it’s easy to see why vendors get to exchange and the deposit “Isn’t available” and causes avoidable delays. 
  • They could ask for proof of deposit - which you show - but then you go and blow it all on the 3.20 at Ascot or a new car. So it is pointless really.

    That was effectively what our agent said to us when we were buying, she's like, look I could ask to see your proof of funds but there's no guarantee you'd have it tomorrow so there's no point really.
