  • I'm just waiting for clarification on the leasehold/freehold - nothing was listed in the details ....

If all of that sounds ok we are going to make an offer. I'm thinking £237500, so 5% below.
  • Just adding my 2p here - do NOT buy without an EWS1. Currently going through a flat purchase and only found out I need it after I realised the property doesn't have one issued.

    Great advice.
  • Thanks all. We are still struggling to get any details on length of lease - as it's been on the market for a few months you would've thought someone would have these details already. I will ask about EWS1 thank you.
  • Length of lease could have an impact on the value of the place, so you really can't totally judge until you have that info.

That's what I'm thinking as it was reduced. But the owners don't know, the agents don't know, so they've emailed the management company. That's what we've been told anyway. Why does anyone put their property on the market without this vital info?

Seems very odd to me that the EA could value without knowing!  And equally odd that the owners don't at least have an idea.  Hope the management company come back soon.
Actually not sure if that info would be on the £3 Land Registry title report?  Might be worth a look.

I think they know, and if they do that should be enough of a red flag for you to walk away IMO.
