Refurbishing a share of freehold flat

Hi all,
We're looking to buy a share of freehold flat that we intend to completely refurbish. We haven't started the legal proceedings yet so we haven't had a copy of the lease through but there are 3 flats in total in the building and it's owned by a managment company. I know we would probably have to get permission from the management company/other freeholders to carry out the work but are they allowed to simply refuse for us to do the work because they can't be bothered to deal with the noise/hassle or just to be difficult? We wouldn't buy the property unless we could carry the work out.

    Depends what the lease says, and what works you're planning to do.
  • Yeah I thought that might be the case. It would make up our decision if we couldn't, so it seems silly to get that far with the process to then find out.

    We're planning to redo the kitchen and bathroom and maybe change the layout of those rooms but we won't be knocking down any walls within the flat. And maybe change the windows/patio door but not a necessity just an option if we were allowed to do it.

    Have you ordered a copy of the lease from the LR? I'd do that before even viewing if the alterations are going to ba a deal-breaker.
  • The freeholder (of which you would be 'a part' ) cannot refuse 'reasonable' requests and I can't imaging anyone would consider refurbing a kitchen and bathroom as unreasonable.
    Structural alterations are different as there may be implications that affect the other flats.

    I've just tried to order it on the land registry website but I can't seem to find a copy of the lease. I bought the title register but it didn't have anything relevant in there.

    You can only apply by post for a copy of a registered lease
