    Why not leave shelves where they are, leave picture hooks where they are? If the FTB come in and picture hooks/nails in wrong places they can then remove or whatever? Some people are happy to hang pictures or wall clocks wherever there are hooks already and they might be grateful that there are hooks/nails in place. 
    It would really be good practice to have all plugs working but not really necessary to paint over marks unless you have time and original paint.

    I have sold several houses over the years and cannot imagine not leaving them in decent condition.  The last house I sold was my Mum’s and I cleaned it top to bottom, vacuumed the carpets, wiped all the walls down, filled any holes.  I also left window keys, radiator key, spare door keys, instruction manuals and notes of who we used to service the boiler, cut the grass and hedges etc.  My Mum loved that house and would have wanted me to leave it all looking good.  He sent me a lovely message thanking me for leaving it so clean and tidy and said he had nothing to do other than move his furniture in.

    After I moved in I spent ages pulling rawl plugs out of walls and filling in with polyfilla. The seller was a plasterer so easily could have done it himself! They had the house until nearly 5 pm. Plenty of time.

    Our tenants moved out a few weeks ago and while they were great tenants for paying rent etc they had painted a couple of rooms in really weird rubbery sort of paint which has been a pig to remove. bright yellow kitchen and bright turquoise bathroom. All over the tiles, skirting boards etc.  They also put leaning shelves up with massive nails and they took every single light bulb.  Oh well, you can’t have it all!
  • When I moved into my flat she left it incredibly clean but didn't fill any holes.
    She also had strategically placed furniture for the viewings in front of things like patches of unpainted walls or a secret tumble dryer in the bedroom which has caused a nice damp issue in the corner!
    I would say if I was you, i'd fix the socket just because I'd worry that it would be unsafe for the buyers.
    The rest of it, I wouldn't have thought is necessary, but maybe that's just because of my experience as a FTB haha.

    I think on the fixtures and fittings form it does state that any damage made by removing items needs to be repaired. 
    Annoyingly when I bought a place once the 'repair' consisted of filling and painting over the wall anchors for a TV bracket (or whatever it is called that is used to hang a TV from a wall). I would have prefered they just left them as is so I could do it myself or use the anchors).

    Did you claim this back from their deposit?

    The house I bought has a bright yellow bathroom. I HATE it. I saw the previous listing for the house and based on that (and the condition of the house when I moved in) they've done no work on it - except paint the bathroom (including the ceiling) bright yellow. First thing I did (after dealing with all the rawl plugs) was paint it white.
