Solicitor's office closed due to positive Covid result

  • Thanks for the idea ss2020jd I've just looked at their website and there isn't any mention of it.  They have a total of 17 staff.  My solicitor does have the searches back, just waiting for the contract.  I think I just have to accept it will take longer than I'd hoped, I doubt another bungalow I can afford in such a good location will come onto the market - plus I've already paid £570 for the survey. I'll read the guidance after my dog walk, thank you for the link.

    Well that’s good and positive that searches have been returned. There may be some enquiries and to-ing and fro-ing on the back of those but that is usual and your solicitor would probably have put those in motion. Sometimes the draft contracts have already been formulated early on as well. Yes, that’s the best way to look at it. It sounds like you have found a lovely place worth waiting for so fingers crossed all will progress well once the solicitor resumes. 
  • Morning all - I've just had a call from the EA.  Unfortunately it is Covid related, best wishes to the persons involved.

    Apparently my vendor rang her solicitor this morning to be told she has been assigned a new solicitor from today, and her file will be passed over.  

    I am grateful my solicitor alerted me to the lack of contact, and relieved she still wants to proceed.

  • Nice Christmas Eve surprise - solicitor has hand delivered my contract pack!  

    He's asked me to suggest an exchange/completion date to put forward to the vendor's solicitor.

    My fixed tenancy ends on 6 February, I will be going onto a rolling contract on 7 February.  I don't know if the vendor has found somewhere to move to - should I just suggest a date and see what she comes back with?  Thank you.

    Ideally you want to complete before 6th Feb, that way you won't need to give any notice on your rental. A day later and you may well be paying rent until 6th April at the earliest.
  • Unfortunately I am on a six month fixed tenancy Slithery and have been told by the rental agency I would have to give a month's notice to leave on 6 Jan.  My solicitor isn't back at work until 4 January but I think I will ask as you suggest, and see what happens.  My landlord is very nice and may allow me to leave mid month if needs be.  Happy Christmas!

    The agency can say whatever they want but that's not how the law works. If you leave at the end of a fixed term then no notice is required. Read...
