OK, so the defective title about the bathroom is a more material and makes more sense. Although the title is technically defective, you doubtless own it through adverse possession at the very least, so it's something that can potentially be sorted out. But it may take time.

Work with your solicitor on this one. If the EA freaks out about it, tell her that the issues she is expressing simply haven't been reflected to your solicitor, and that they need to be so they can be addressed.
