FTB, No Chain Timeline - moving slow?

  • Hi,
We are in a similar position. We had our offer accepted at the beginning of September. We are first time buyers who are buying a vacant property. We only received the draft contract pack from the sellers at the beginning of November. Our solicitor then sent us through a pre-exchange pack which consisted of; title deeds, contract  and searches. A week later we received our mortgage deed to sign. Our solicitors have told us they are waiting for replies from the seller's solicitor regarding enquiries. These enquiries were raised about two and a half weeks ago with no end in sight.
I think it is supposed to take this amount of time? Although I can sympathise with you as the impatience in me is taking over! I just want to be in my house!!  :'(

I am selling at present, no chain as buyer has nothing to sell. My solicitor has indicated that buyers solicitor is not very responsive even though searches done and buyer has mortgage offer. We accepted the offer at the end of August and might be exchanging next week. Although the property I am selling is unoccupied, all the furniture is still in as a lot easier to sell if this sale were to fall through.
  • I’m chain free FTB too, had offer accepted 2nd week of June......I might complete Friday I might not, exchange and completion will happen on the same day
  • We completed on our sale on Monday - 5 1/2 months after accepting the offer from our FTB. No chain our side as we moved into rented about 6 weeks ago (we thought completion was imminent then!) No issues with the house/searches. Just slow communication due to workloads of solicitors etc.  Doesn't mean any particular problems, but frustrating nonetheless.

It sounds like yours has progressed quite well so far, hopefully it will continue to do so.
I sold my first house last year chain free and it took 5 months. I'm buying a new place chain free currently and I'm now 4 months in.
This one seemed to go quickly at first with searches back after just over a month, but lots of enquiries resulted from the searches (20 questions for the seller) and then 3 indemnities were required. They had to be sent to the lender end of October and they've just replied wanting more photos and info.
I do find it gets confusing finding out what's actually happening as the sellers agent often doesn't know what the solicitors are doing and his solicitor isn't good at communicating with mine.
    It's a waiting game

Yup, seems like a waiting game. Makes it harder with Christmas coming up, I can't see it happening before Christmas but fingers crossed! I just feel like a pest constantly asking for updates but it's a lot of money to have no idea what's going on or where we are at! Thank you for sharing your experiences :) hope everything goes smoothly!
