Flood risk insurance

Options
The property I’m purchasing has a river running at the bottom of the garden, my solicitor told me to check that it can be insured. I just spoke to John Lewis insurance who will insure it so it’s put my mind at rest that it can be done.

However, they have quoted me £1900 per annum which is even higher than when I was looking at thatched cottages. Can anyone recommend insurance companies that cover flood risk properties as Google is not really understanding my search requirements!

Thank you

Use one of the many comparison sites, plus check with the companies that don't appear on those sites eg Direct Line. Read

There's a reason why insurance that includes flood risk is expensive for properties near rivers...

the property I am buying is over 200 years old and has never flooded. I just found a flood section on confused.com and I can insure against flooding on a policy that’s £380 so not too bad!
  • Click through to the insurer's site and check the policy. Don't just automatically buy the cheapest.

Make absolutely sure you read every line about flood risk.
Only read in paper yesterday about family in Wales who were refused a payout when house flooded by burst water main but had a river at the bottom of hill so less than 200 meters as crow flies.
It was in the small print and they had not informed insurance of river nearby.
Hope it never happens but with climate change more homes are suffering from flooding
