Apologies in advance if this is ridiculous....
We've commissioned a homebuyers survey + valuation on a flat (victorian, purpose-built, 2 flats per building), to take place on 3 December.
We did a second viewing last weekend and I picked up on various issues.
The survey company invited us to flag any issues for special consideration in advance of the survey - I have decided to take this seriously.
Is any of the below worth raising?? e.g. so that in the (admittedly unlikely) event that the sellers repaint before the survey, the surveyor knows what to look out for.
More generally, is any of this stuff to worry about?
- Staining on the corner of an external wall (top and bottom)
-Strange ripples (solid to the touch) on external wall next to door frame (shown zoomed in and out)
- Various walls knocked down, including between kitchen and dining area
-Large stains on green internal wall (also visible in the picture of the ripples)
-fusebox - I have no particular concerns, just want to know whether it looks worryingly old or just standardly old
-lots of delightful swirly plaster work, in cupboards, on ceilings etc. - just decor or artex?
-lots of odd circular marks on render (and some chipping) - some FIL says this looks like the damp-proof course?
-slightly disjointed guttering
-two external cracks above the front window (centre and to the right)
- has the front door been crowbarred at some point?
Pictures forthcoming
Thank you for any input and your patience!

I would expect all those things to be covered during a standard survey.I've only spoken to a surveyor with specific requests in advance if I was hoping to remove a wall (is it load bearing?) or do other majorworks.0

If these questions are important to you then it is probably worth putting them in. But you could also use this to ask if there is any proposed building works due in the area. Any change of use applied for. Any businesses in a 100m radius. Etc etc.0

That really is outside the scope of the surveyor's job. Or am I missing the joke......?mlz1413 said:.... But you could also use this to ask if there is any proposed building works due in the area. Any change of use applied for. Any businesses in a 100m radius. Etc etc.
