How do you ensure EAs and vendors regard you as a serious buyer?

  • I think it may just be down to the estate agents, or maybe some factor to do with the lockdown and viewings taking a bit more arranging or something. I did my searching during the gap between lockdowns, and all I did was fill in the request form on Rightmove for each property, so the estate agents didn't have any information on my status. I found that any questions they had came during conversations at the stage of viewing or afterwards.

    Not sure if you're ringing them generally or about specific properties.

    Just keep in control if about a specific one.

    "Hi. I'm just ringing about the property in [insert road name]. Would it be possible to arrange a viewing please?" They'll say "Are you registered with us?". If yes, great. If not, they'll ask for basic info. They'll say they'll get back to you, so maybe just add "Do you know how long that might be?" and they'll prob say no but hopefully the same day or within a couple of days. End of conversation. Hopefully they'll ring back within an hour or two. If not, leave it two days max and chase.

    Keep it short and sweet. Be pleasant and chatty but direct to the point.

    I'm increasingly thinking it was the first agent I tried to have dealings with giving me a false impression of EAs, as I've just managed to get another viewing with another agent. All they wanted to check was whether or not I was in a chain.

    I was ringing about specific properties. I'm becoming increasingly confident that the first EA I was contacting is just a duff outfit as things are going more easily now I'm phoning other agents. I still think phoning is the way to go though!
  • And have just had a lovely chat with a lady at another estate agents about the local market (that she thinks will pick up in the next week or two as they have had lots of valuation requests through), though sadly the house I was asking about has had an offer accepted. Still, she was happy to put me down to be contacted if the offer falls through.

    easy, you check rightmove, find a property you want to view, you call the EA and arrange it. that's all there is to it.

    A briefcase with gold bullion should do the trick  :D

    Didn't work for me. I was a cash buyer following an overseas sale. One EA used to follow up but the rest couldn't be bothered. As there was little stock available they didn't have to
