Expedited conveyancing

Hello, everyone. 

Was wondering if anyone has ever considered or used the service of expidited conveyancing? Where, for an additional fee the conveyancing team will complete their side or the work faster. The downfall is that they also depend on the speed of the seller / buyers conveyancer.

    However fast your solicitor is you are still totally dependant on the slowest solicitor in the chain, not to mention the 3rd parties like Local Authority, Freeholder (if a leasehold purchase), other buyers' mortgage leders etc etc.
  • It always makes me laugh when people refer to the "Slowest" solicitor.

    Perhaps if they were left alone to do the job properly instead of being constantly chased and harassed by estate agents and clients that they have whipped into a frenzy they could actually do the work.

    My wife is a conveyancer and works 7 days most weeks. It is a thankless task and she is fantastic at what she does that's not to say they all are. Our society is now such that no one seems to have any respect any more for professional trained and knowledgeable people doing a job that you cannot do yourself.

    Estate agents are mostly working illegally by demanding referral fees from their chosen solicitors that they try to force you to use without telling you they are doing so. They are also qualified liars (only qualification needed) and will lie about people in the chain pulling out if it is not exchanged by a certain date. And clients seem to be too thick to realise that the agents are making them stress so they can chase the solicitor as well!

    Do not listen to the agent, they just want the commission in their pockets ASAP. Do not believe an agent who talks like they understand the legal process.
    Do not use the agents suggested lawyers and brokers, they get paid a third of your money from the lawyer.

    Do use a lawyer who will not pay referral fees to get work. Ask them if they do they have to tell you. You may be surprised to find how few refuse to pay a back hander to an agent. 

    Your lawyer is the only one in all of this that has to put you , the client and your best interest first. Who's interest do you think the Agents put first??
