when we bought/sold last year we paid £500 in advance for both selling and buying legal work, deducted from the final bill of course.

Likewise, sold a property in September and paid £300 upfront and that was with a friend doing the conveyancing.

The above indicates in Northern Ireland searches are paid for by the seller, so makes sense for the solicitor to want an upfront payment for these.

Why are you paying for your buyer’s searches?

In any event, assuming the solicitor does have any outlays prior to completion, it's not unreasonable for them to request funds upfront rather than offer credit to their clients.
Under solicitors accounting rules client funds have to be segregated from those of the business. There is no facility for the solicitor to offer credit for disbursements.

It's commonplace for them to pay disbursements from the firm's account and pick up the costs from the clients later. Obviously, cheaper and less risky for the firm if they have funds upfront.

I'm paying about £2.5k for sale and purchase, I think the sale is about £1k and purchase £1.5k.
  • We had to pay £250 in advance for sale only, don't remember doing this last time but didn't seem unreasonable to me though know firm is reputable.
