Guarantor for a joint tenancy

    I have no issue with guaranteeing rent/damage for my offspring. I object to a joint contract where I’m effectively doing the same for them all. At no point have I said I don’t want to take responsibility for my offspring and object to your tone

    The tenants have a joint and several tenancy.
    If you have individual contracts No one would admit to any damage !
    I have a great relationship with my tenants and am accredited with Manchester Student Homes, 
    I am a member of the NLRA and use the NLRA AST and other paperwork.
    We have to do things by the book with hundreds of laws and rules/regulations covering renting and especially HMO,s 
    We carry out all the items I have mentioned and video inventory done by an independent video inventory company.
    Fire risk assessment carried out by a qualified fire safety officer.
    We have Landlord insurance which covers for most things Except Criminal damage done by our tenants.
    If you look after your property, deal with any problems quickly and maintain good relationships with your tenants they normally respect the property and have a good relationship with the Landlord.

    I understand the difficulties and reasons behind the landlord wanting to cover themselves. Thanks for responding but as I say. I wanted to understand if my thoughts about what I’m being asked to sign for where correct. As it is I’ve advised my son to take another property where the agreement is individual. It seems in Ormskirk a lot don’t require a joint contract.

    I can only speak for Manchester ! 
    As I said MSH is a brilliant University run student accommodation website and worth looking at if only for advice.
    Read as much as possible about the Landlord and company or Lettings agents he is using.
    It does not ask for the parent guarantor form to be signed as a Deed which for me is a red flag that LL/LA are poor !
    The new NRLA is 10 pages long and very comprehensive and really for a whole family property rental.
    The only example I use when questioned by parents is you arrive at your property with Tenant holding can of petrol and matches and house on fire because he/she has fallen out with the rest of the group !
    We have Landlord insurance for most other events.
    The Landlord would be a long way down the legal route before parent guarantors would be involved
