Conveyancing process

I have a few questions regarding the conveyancing process.
So, we accepted an offer on our house back in August. This is nearing completion. Alongside that, we were buying a property (mortgage free), but at the 12 week mark, my solicitor told me that there was an issue with the deeds, it was possessory and not absolute, and then she also told me there were numerous conditions attached to the property. It's a relatively new build, freehold, but service charge, rent charge and just some other issues that made us withdraw our offer.
Thursday last week, we had our offer accepted on another property and I really don't want my conveyancer to tell me in a further 12 weeks that there are problems (fingers crossed there aren't any, but the run of luck I'm having right now, anything's possible) with deeds or service charges or whatever.
So, questions are when do conveyancers request the documents that show these details, so I think the TP1 (are they called office copies?) and the deeds? I'm guessing the deeds are in the preliminary pack? I literally have no idea about the process, but I really want to speed up the purchase (seller isn't in a chain) as much as I can, and am also wondering when do you request the land registry searches?

You can search the Land Registry yourself if you are so inclined. Conveyancers don't tend to dig deeply until all the information is available.1

I wouldn't have a problem with possessory title but as above search LR yourself0
