@Yahoo_Mail does make valid points about the grounds you have listed. I was thinking more of the grounds for arrears because unless you stated that you intended to return to the property before the tenancy started then ground 1 is going to be difficult. However, given the Coronavirus Act 2020, the act that now requires 6 months notice for a Section 21, it seems you can still get a possession order based on ground 8 arrears where the notice period is 4 weeks if the tenants had 6 months of arrears and if the arrears are less than 6 months you need to give 6 months notice. Either way you’re in for a long wait.
