Buying sibling out of inherited house.

Re buying out my sibling of half an inherited house.I am completing forms AP1, TR1, ID1 and awaiting SD form to be sent me.ID1 has to have a id check (on me) filled in by solicitor after Christmas.My question is-Is the completion date the date I transfer funds to pay for the half of the property i am buying?There are no solicitors as it is just between myself and sibling. Price is agreed etc etc, funds ready to transfer as well.Forms sent as soon as I get the solicitor check done and recieved the SD form.Thanks in advance for any replies.0

Completion date is the date the legal transfer of ownership takes place.In a 'normal' property purchase, this is specified in the contract. In your case, there is no contract (I assume) as you each trust the other (you to pay, sibling to sign TR1) so you can use any date you each agree. Theoretically best if payment is made on that date too, though again, if sibling agrees to accept money a day/week later, no one is going to question it.Re ID1 verification, I assume you have read the temporary changes to the process?

Hi greatcrested- thanks for your reply.I assume my submitted SD form and the API, ID1 and TR1 forms etc will be 'proof ' of payment as far as HMRC are concerned?It's under £500,000 so if we get this done at the beginning of Jan 21 - then no SD is payable.Thank you.0

HMRC will not require proof.Unless for some reason they believe you are committing fraud eg paying more to your sibling than you are declaring so as to avoid the tax.It's like a Self Assesment Tax Return- the onus is on the tax-payer to complete it honestly and pay the right tax.1

YesAlso bank statements will be available if there is any query. The amount payable is entered on AP1 and if I remember TR1.Thanks again andMerry Christmas.0

Not an expert in this specific process, but in general terms, a Teacher is one of the professions that is considered acceptable for certifying ID verification documents. I have a teacher in my extended family and she is well used by us for this purpose!1
