Hi,
Our solicitor is unfortunately not on the panel for our mortgage provider, and therefore they are using Taylor Rose as their own representative. Our solicitor sent off the file to Taylor Rose for them to review. Has anyone had to go through a similar process, if so how long does it take? The whole chain is now ready to exchange, and this is the final hoop to jump through and we're hoping its a fast process, but so far we are yet to be given any indication of a timescale.

By not checking at the start, and using a solicitor not on your lender's panel, you have intoduced duplication of work, extra cost (to yourself probably), and inevitable delay.It's impossible to say what the extra timescale will be, firstly because so few people do this, and secondly because it depends how efficient the two firms are, exactly how much duplication takes place (the lender's solicior may repeat searches already done for example), and whether the solicitor responds fast or is impacted by COVID for example.All you can do now is be patient.0

Yes several times because when I worked for an inhouse legal dept, they could do all the conveyancing work in the purchase etc, but were not on the lender panel so I had to pay for the lenders solicitor. Wasn't a problem as the bulk of my conveyancing was free. It added a bit of extra time ( 2 weeks or so ) but not a massive amount. You just have to go through due process and wait for them to check the title, prepare the deed etc.0
