Damp or leaking roof HELP

Hi please could some help is this damp as told by the the survey I've had done. I've penciled in the lines since the leak happened in August and hasn't got any bigger. And no roofer is coming out to help see what it is I'm getting fed up😢

Well its either a leak in the roof or a leaking pipe.....have you looked in the roof space yet0

Thanks 👍 I've not got any pipes in that area I told the surveyor that it happened when it rains heavy but he insisted it was damp as my roof looks fine. I had a roofer that said he cannot help as there's nothing wrong with the roof. I've put some foil to test the area.0

Looks like water ingress to me, you don't get water marks like that from damp caused by simple condensation. You need to get up in the loft space and check.0

Check the gutters & downpipes are clear. It could be water backing up and overflowing from the gutter if the damp patch is at the front.
Any language construct that forces such insanity in this case should be abandoned without regrets. –

......is the room with the damp the bigger or smaller bedroom on picture
The ridge end ridge tile looks damaged which could be causing a leak in small bedroom, if its a wall in big bedroom under the chimney there will be a hole/small damage around the chimney stack
And as above if its at the front of rooms check for leaves/moss/silt etc in gutters0 -
Hi yep it's the bigger room under the chimney, the guy that came out said it was damp, which I didn't believe as there no massive mark on it the day before it rained (from the house insurance company) how much is a rough cost of re leading they chimney?0

It might just need re pointing or a loose tile by a competent person ask around for recommendations from friends/neighbours/work etc, but you need to get it done fairly quickly but try and look in your loft around the chimney stack for any water patches.
If your loft is not boarded out be extra careful and if not confident get somebody else to have a look1 -
Could be the chimney stack needs repointing (hard to tell from that pic) or the flaunching needs redoing either way your chimney needs inspecting1
