House Purchase Searches

Hi! We’re currently purchasing a house, and what’s come up on the searches, is that one name is missing from the deeds on the sellers side. Can anyone give me a rough idea how long this will take to amend? We were hoping to have completed in a week or two.

    Can you clarify what you mean by a name being missing? I wouldn't have thought to be a problem - if anything it would potentially complicate matters to add a name shortly before a sale.

    So at a guess, the property is owned by a couple, but only one of their names is on the Land Registry Title. Is that correct?
    If so, so what? Provided the registered owner signs the TR1, the property will be transferred to you.
    As David says, adding a 2nd name to the current Title could take weeks or months, only for the Title to be changed again into your name!!
  • I’m not sure exactly to be honest, it was the estate agent that gave me the information. I will speak to the solicitor tomorrow hopefully to try getting a clearer picture. 
    This is our first purchase so we have no idea what any of it means.

    This is our first purchase so we have no idea what any of it means. 
    I expect something significant has been lost in translation via the (legally completely unqualified, and even if they weren't, they're not on your side) estate agents. Talk to your own solicitor. They're the ones you're paying to make sure you do understand what's going.

  • Just got home from work. Spoken to our solicitor this morning, who confirmed that a name is to be added to the deeds. But also said that it won’t delay anything because they’ll do it at the time of sale. So she’s confident that we can still aim to complete by next week.
