Lots of 3’s on HomeBuyers Report

Hi all, it’s my first time posting on this forum so please excuse me if I’m in the wrong place! We’ve just had our (41 page!) homebuyers report back on a Victorian Terrace we are hoping to buy. The valuation came in at £10,000 under and the sellers are willing to meet half way at £5000 reduction. However, there are lots of 3’s on the survey and it’s bothering me. I was wondering if I could get your thoughts whether any of them are super urgent or we should panic/run a mile.  The 3’s are as follows;

Local Environment - in former mining area and presence of shrinkable sub-soil.

Chimney Stacks - damp within stacks.

Roof Coverings - defective coverings 

Main Walls - damp present and facings in disrepair

Roof Structure - inadequate bracing

Floors - damp present, risk of decay.

Fireplaces, Chimney Breast and Flues - unventilated flue.

Woodwork - inadequate fire doors

Other - inadequate fire protection.

Do any of these things scream massive worry?? We’ve only every bought one house before and my dad dealt with most of it!

    Damp - is the house habited currently. Does it smell of damp (or did it smell of candles or air freshener?) could you see ny evidence of damp, peeling wallpaper, mould etc. How did the surveyor identify the damp? Same questions for the damp in the floor. What is on the floors? What is underneath?

    Roof- when did they last have it re-roofed or is it coming up to needing a new one - if so, then inadequate bracing and roof coverings would be expected. If the roof is nearly new, then that would cause me concern. 

    Fireplaces - are they used? What kind of fire?

    Woodwork - do you need fire doors? 

    The mining search should show if there are issues with your particular house, however a Victorian terrace would have shown issues now if there were going to be any and I'm assuming the report doesn't say anything about movement?

    Without the detail it's only possible to conjecture. That's why there are 41 pages!
