Hi guys,
My conveyancer has just sent me Regulated Drainage and Water Report for a house I am buying (1980s semi), and it is all "green" apart from one thing that is red "Requires attention", namely:

The attached plan shows the below - looks like it's a manhole to the front of the house, although in real life it looks like it's this one in the middle of the drive - see streetview snip below!  is this likely to be a problem...?? I'm not sure what I would be expected to do about this :-/

Lots of houses have manholes in their drives. We have three on our property on a  30 year old Redrow Estate. Never had a problem with them.
My parents had one on their drive in a 90year old house. Regularly had to rod that one as the drains were narrow.

You don't have to do anything. The report is just making you aware it is there as you need consent to build close to a public sewer.
  • Oh, well that's a relief! Thank you guys!

It's blue which according to the legend is surface sewer, not foul.
  • Yep it’s surface water, so rain run off from gutters and roof. Not a problem at all as long as you don’t build over it. Very occasionally you might get the water board on your drive to have a look in but not often!
  • That’s ok, I have no plans to build anything on the driveway!
