Buffer Report
I'm selling a first floor maisonette in London in a built up area. When i first bought the property 12 years ago, there had been a prior subsidence claim caused by the roots of a tree nearby. This was removed and the claim was settled. No further issues have arisen but now the buyers mortgage company is insisting on a buffer report and neither my agent nor my solicitor have come across this before and all i can see is that it typically gets mentioned in coal mining areas which this is not.
How is such a report commissioned?

Not heard of it either. Best to ask them to clarify what they're expecting, rather than waste time/money on something which isn't acceptable to them.0

As the OP says, their mortgage company is insisting on a Buffer report. The link i provided is where you can order Buffer reports from. The OP actually said that they don't live in a coal mining area. Their mortgage company probably don't care what the OP says, they would rather see the Buffer report.davidmcn said:

The Coal Authority will provide a Buffer report that will state there are no subsidence claims from coal mining. If that's what the mortgage company want, that's what they want. Who are we to argue with their methods. Small price to pay for the £100,000's we want them to lend us.davidmcn said:
