Has your buyer paid for searches but his solicitor hasn't had them back yet? I think it quite likely that if you were (or your buyer was) able to purchase the searches from the neighbour's buyer's solicitor, that the solicitor will also charge the search fees to your buyer, so they could be paying twice. It is compulsory for a buyer to obtain searches where there is a lender involved and I do not think the lender would accept searches for a neighbouring property.0

Although most of the search results would be the same for the whole block, there could be some flat specific entries which would be missed by looking at a search against a different flat. If their lender will accept search insurance then they could proceed without their result back, but they might not want to take the risk.1
