Legionella/Landlord Responsibility

Hi all lovely peeps.
Still considering coming away from a letting agent and managing my property myself. No hurry yet so teaching myself stuff gradually to see if I can handle it. Hit a bit of a block on the whole legionella thing. From what I read it is an assessment that I can do myself? Property has mains water in and I think it goes up to a tank in the attic. Tenants use hot and cold water regularly - everyday. Does anyone have any experience of this/advice to help me. Need an idiots guide please lol.
Btw letting agent has never mentioned this test/requirement.

Thank you MF, I think my letting agent didn't do the test because the water would be "moving" a lot. I guess for now I can cross this one off the list and revisit it if/when we get new tenants 👍Just my opinion, no offence 🐈1

I only knew it was an issue when the electrics were being tested and the guy raised serious concerns about the shower water not being warm and the legionnaires risk because of that.Mortgage started 2020, aiming to clear 31/12/2029.1

We rented out our current home for a while before we moved into it ourselves. It had been largely empty for 18 months as a probate property. I found a company (based in Dunstable as I recall) who sent out a plastic bottle and instructions to take samples from various taps. Returned the bottle to them via the post for testing, came back negative. Cost about £40 about 3 years ago.Make £2025 in 2025

Ty S, it makes sense for me to do it than not then. Obviously want my tenants to be safe, just unsure why the LA didn't mention it? Yes to dimbo - definitely had a EICR done before they moved in and aware I need to have another in 5 years from initially doing it. MF, the electric shower heats itself so doesn't come from the tank, was that the same with yours? Doesn't change anything will still get it tested, just wondered?Just my opinion, no offence 🐈1

I did my own Legionella Assessment having researched the issue extensively. I can send you a copy of the report.The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.2

Shower was an electric one, with a twist button to change the temperature of the water (the button was broken by the previous tenant and the LL / LA didn't bother repairing it when told by us), the water came out luke warm.
Water via the boiler was only slightly better.
The electric testing guy said something to do with the water not being hot enough, but as I was leaving not long after I didn't look into it any further.
I still smile when stepping into my own electric shower or running the water to do the washing up, knowing it's actually hot / boiling 😊
