Mines and Minerals query

Afternoon,
Currently selling a house, buyer's solicitor has come back with a few queries, one of which was do we have any details in regards the mines and minerals. Unfortunately I don't have the deeds to the house I'm selling, which would probably detail this. However, for the house I live in, I do have the deeds, and they state that, essentially, the land-owner (would this be me or the local council?) retain the rights to these, and basically if I find any minerals whilst digging out my garden, I report it, the land-owner comes and mines out the minerals, transports them away, and then pays to repair the land they mined.
Am I right in the assumption that this is the most probable situation for the house I'm selling, if this condition has never been challenged or changed (by me, anyway)? I'm assuming this is a standard condition imposed on all property over the years, no doubt dating back to when we actually mined? And how can I find out for sure? Or does my solicitor find this out for me?

You don't live near Kimberley in S Africa, so I would leave those trivial things that are legal anachronisms to your solicitor and forget all about it. Good luck with your sale.2
