    Definitely a "purchase" in the normal sense, and not just "I've lived here since 2016"? If it was (say) inherited or gifted, that might explain why it hasn't been registered.
    The land registry says that it doesn't necessarily mean that it hasn't been registered - do you know of what it could possibly mean?
    Not really. It could be still in the process of being registered, though that's a long delay. Easiest just to ask the vendor rather than guessing.

    It simply means that nothing has matched your search criteria or target radius. 
    The only way to be certain is to do a postal search of the index map 
    The alternative is to ask the EA if they have the title number as you’d like to take a look online

    This. If they start fumpfering (copyright me) at that point, you know you've got a wrong 'un.

    Also, does the sale show up on rightmove or https://landregistry.data.gov.uk/app/ppd/  ?

    The alternative is to ask the EA if they have the title number as you’d like to take a look online 
    But the property does show up on your search for the postcode - you know the property is there but you don't know when it was sold or have the title deeds/plan.
