House not showing up on the land registry?

Not really. It could be still in the process of being registered, though that's a long delay. Easiest just to ask the vendor rather than guessing.LegalNim said:
The land registry says that it doesn't necessarily mean that it hasn't been registered - do you know of what it could possibly mean?davidmcn said:
Definitely a "purchase" in the normal sense, and not just "I've lived here since 2016"? If it was (say) inherited or gifted, that might explain why it hasn't been registered.LegalNim said:The current owner purchased it in 2016 and has lived there since.2 -
It simply means that nothing has matched your search criteria or target radius. The only way to be certain is to do a postal search of the index mapThe alternative is to ask the EA if they have the title number as you’d like to take a look online“Official Company Representative
I am the official company representative of Land Registry. MSE has given permission for me to post in response to queries about the company, so that I can help solve issues. You can see my name on the companies with permission to post list. I am not allowed to tout for business at all. If you believe I am please report it to forumteam@moneysavingexpert.com This does NOT imply any form of approval of my company or its products by MSE"0 -

But the property does show up on your search for the postcode - you know the property is there but you don't know when it was sold or have the title deeds/plan.Land_Registry said:It simply means that nothing has matched your search criteria or target radius. The only way to be certain is to do a postal search of the index mapThe alternative is to ask the EA if they have the title number as you’d like to take a look online0 -
