Why not just book and pay for your own service, should only be about £60.00, if anything seriously wrong you can the take it up with the landlord.
Seems an obvious solution to me but I know Tenants don’t like thinking for themselves....
Oh let's see shall we... Because it's not my property maybe? Oh and because it also forbids it in the tenancy agreement... Always one keyboard warrior!
Who is going to know? Unless there IS something wrong then you can take it further. In which case, I'd  imagine the letting agent would be relieved that you're not going to die in there. For the sake of £60 and your own safety/peace of mind,  just do it.

What advice are you looking for? It’s possibly a serious issue with the boiler, or possibly nothing. You are not happy with the expert that the landlord sent round, so the obvious solution is to get your own. Or leave it and hope for the best.
No reliance should be placed on the above! Absolutely none, do you hear?

On second thoughts, I suppose that someone here could have said it is either definitely dangerous or definitely safe. Sadly, we can’t be sure from your description.

If it is delayed combustion I don’t think that is as dangerous as it sounds. It’s bad for the boiler and a waste of gas.

But you cannot rely on some guy on the internet. So get a qualified expert round.

    How would they know?
Get your own person in to check it out.
  • Make a recording of the sound and send it to the boiler manufacturer for their advice. Add that you've been told by the LL's guy that it's fine...

Have you checked with GSR if the 'go to guy' is actually an RGI? Or just a mate of the LL who 'knows a bit about boilers'? When was the last GSC issued?

    1. Check the LL guy is gas safe registered.
    2. Do you have a gas safety certificate that is in date?
    3. Do you have a fitted and working carbon monoxide alarm?
    4. If yes to the above and you are still not happy, organise your own independent assessment.
