    You should definitely get more information on what this charge is, there are cases where a land charge lies with the landowner and that would then make you liable once the purchase is complete.

    That's great in proving Mr Y is Mr Y, but does not prove that Mr X is not also living at the property. I know it can be resolved eventually - just pointing out that it may be a bit of a hassle (as bailiffs are used to being lied to) and you may have some burly bailiffs wanting to snoop around your house to check your story matches up.
