Hi
Not sure this the the correct place for this so my apologies, but I'm after a bit of help and advice if people don't mind.
Me and my girlfriend are looking to buy an house, we saw it and fell in love with the place straight away, just things might not be as straightforward as we hoped, this why I'm looking for help and advice.
My gf has had a mortgage in the past and has now paid it off a few years ago, her house is worth about £95k, we was going to use that plus some savings of about £15k as a deposit on a property of £180k, the problems being is
1. my credit rating is classed as poor but the gf is very good like 900+ good
2. My girlfriend has just been made redundant but has had a nice redundancy package
My questions are,
1. how bad an impact will my credit rating have?
2. Can my GF go for the mortgage herself? Without an actual income but with savings?
3. Can my income help with the GF'S no income Side when trying to get a mortgage
4. Could I be a guarantor for my GF?
Or anything info you have on any thing I have missed would be very helpful
Thank you
Andy

Your credit score will not have an impact, your credit file history will.
No lender will give a mortgage to someone with no income on their own.
Your income will help if you apply together, which you should.
I doubt you could be a guarantor for a mortgage on a property you will be living in, you should just both apply together, preferable when your GF is back in full time employment if your salary will not cover the mortgage.
I would put most, if not all, of the redundancy money into the next property so the mortgage will be lower.0 -
1. Enough to make a difference
2. No
3. Your income will have to support the whole loan

Focus on finding your partner new employment. In the meantime work on clearing up your credit file.0

It depends why your credit score is 'poor'. We just got a mortgage and my partner had a 'poor' credit rating on Clearscore but 'Excellent' on Experian. All because he didn't really have a credit history (nothing to do with late payments etc).

Is your credit score poor because you have defaults, late payments or CCJs or because you have no proven track record of paying back credit? There is no point in your GF applying if she has no job regardless of the redundancy package. Ideally she would use that as a good deposit but if she doesn't find a job soon she may need it to live off. However if you only need to borrow around £80k against a value of £180k and your income will sustain a mortgage of that size it may be worth pursuing.
