Can I claim garage roof repair as an expense?

We're getting our garage roof repaired, solely used for storing stock. Can I claim this as a work expense? Or is this seen as an improvement to my home?

    Perhaps get the repair detailed as "Repairs to Store Room Roof"

    does your business own the garage or pay rent for its use?
    no?
    then a repair to your own home is a repair to your own home

    Yes you can claim part of it as an expense but you should be aware that you could leave yourself open to possibly having to pay capital gains tax when selling the house.  Also, if you do not have planning permission for the garage to be used for commercial use there  will be written evidence that it is in fact being put to that use.

    HMRC rules are pretty complex on this issue, it would be a bit like using a room in your home as an office for example.

     Claiming for a roof repair would be difficult. Ask your accountant

    Yeah going to be difficult this one, main questions are,
    * Are you using the garage solely for business purposes, or do you store residential stuff as well in the garage. If storing residential stuff as well then its a no.
    * If solely business stuff, then you may need to pay business rates, if so then you will be able to claim the roof repair as an expense.
    * finally if you do claim 100% as business and get the roof repaired as a expense, then you maybe liable for CGT when you come to sell.

    Ill be honest how much is the roof repair going to cost, if its a couple of thousand, ill be tempted to just pay for it out of your own money and keep the property 100% residential.
