Need to invest 115K ASAP

    1) Do you have building/renovation/decorating skills or friends/family who will do the work cheaply?  The problem with buying a house that needs work is that people who do have these advantages will be prepared to pay more for the house than people who have to pay market rates for the work.
    2) With 3 kids would a 3 bedroom house be large enough in the long term?  No point in putting a lot of work into a house if you are going to have to move again in a few years.
    3) SInce you wont be able top actually buy your house until next year how would family life with a very young baby work in a house that is being renovated?

    However if what you consider to be a good 4 bedroom house in a good area costs £300K then I would have thought that you would have trhought that you would not have to go very far down market to get a reasonable £230K 3 bedroom house in a reasonable area.
