Help to buy 2021 2023 scheme

We are looking ar purchasing our 1st property which they say will be finished spring next year (may 2021)
We hare hoping to use the help.to buy equity loan and are aware the current format finiahed and we have miased the cutoff.
My question thoigh is would we be able to reserve the property now with the builder but not immediately start looking at a mortgage application until full details of the new scheme are finailsed which i believe will be in the next month or so?
I just hope we arent caught in between the two scheme dates and not being able to use either scheme and miss out on the home we want.

All the info is available if you Google. I have read the full contracts and information packs between the government and developers for the 2021-23 scheme.
In brief, developers will start to register on the new scheme from the end of this month and from then can take reservations. The documents mention the 15th December being cut off for current scheme in order to complete by 31st March deadline.0
