Re roof issues advice please

Hi I've just had my roof re slated and one of the chimneys was supposed to be pointed but it appears not yet the roofer is saying it has.
The loft is covered in debris which probably cant be helped
The slates from the side of my neighbours front and rear wall the photo showing the slates is an example. have been removed  with out permission.
I have just received the invoice for the completed work but haven't paid it yet.
The roofer is part of the competent roofers scheme and was one of the reasons i choose him and even followed up on references.
I am unsure on how to approach this and could really do with advice and maybe a template letter on what to say.
Please advice thanks

I can see nothing to suggest that the chimney has been repointed.  I would also expect them to remove the rubbish from the roofspace, although others may not agree.  The finish to the edge of the roof is poor, particularly near the chimney.

The wall used to have slates on it but have been removed without permission from my neighbour and he wants them put back

  • I agree with Tellit.

That stack has certainly not been fully repointed - was this expected, or was it a case of filling in any obvious missing bits?

If that debris on your loft insulation is from this work, then it's very poor. It is easy to avoid this - just put a sheet down for pity's' sakes - slightly more tricky to clean it up afterwards - tho' doable - but, bottom line, should be cleared. It is very poor form to not do so.

These side slates were clearly only aesthetic, and look a but funny at a non-vertical angle. However, these are your neighb's, the roofer shouldn't have touched them (at least not without a good reason and discussing it first), and should now put them back if that's what your neighb wants.

It is all very shoddy. Not at all professional service. It is Mickey-Mouse stuff - no mystery or complexity to any of it. If this is their typical behaviour and standard of work, they don't deserve recommendation. It is all so avoidable. What is wrong with there folk - do they have no pride?

I wonder if you got the 'proper' team, or just some subbies?

I would personally insist on (a) clean up the loft - hoover that debris away, (b) fully repoint stack (if that's what was quoted for), (c) replace these side slates and (d) tidy up what Tellit says along the edges (I don't know enough to comment on this).

Do you have Legal Protection on your house insurance? Good - call them up for advice.

It was a competent roofer who did it and i even check with the scheme 1st. and followed up on references Now sending a letter of complaint to the company.
I haven't paid any money as yet and unsure how much to pay before the snags are completed.
    Any suggestions
    this is what was done

    ·         Erect scaffolding all around the property to roof height.

    ·         Provide skip

    ·         Carefully take off existing slates and set aside sound material for reuse.

    ·         Remove existing battens and any underlays, then clean down roof spars.

    ·         Install a layer of good quality breathable waterproof membrane.

    ·         Fix new 2x1 JB red treated battens all secured with 65mm galvanised thick gauge nails.

    ·         Install new plastic eave guards.

    ·         Install new guttering to the front and back.

    ·         New upvc to rear.

    ·         Grind out both chimneys and re-point.

    ·         Replace all leadwork to chimneys and abutments.

    ·         Sand and re-paint front stone façade.

    ·         Slate the roof back securing the slates with 40mm alloy nails.

    ·         Any slates that have been broken will be replaced with similar size/quarry as originals(no cheap imports to be used).

    ·         Re-bed the original ridge tiles in a gauged sand and cement hard wearing mortar.

    ·         Make sure the site is left clean and tidy on completion.

Well there's three things that weren't completed. I would photocopy the list and highlight these along with a photo of the chimney and (for a start) just send it to him and say you are waiting for this to be completed, as per agreement, before payment.
He must have been aware of the mess in the loft as it would be visible if stripping back to put in a membrane. As said, you'd expect a professional to have laid a sheet on the loft floor before starting. If not at least sweeping up the mess.
My concern is that if he is suggesting he has done work he obviously hasn't, what about the ridge tiles and flashing around the chimneys. That's not visible and very important.

Unsure on how to check them but the complaint e mail i sent i cc competent roofers scheme in to it along with all the photos
This is what i sent but in a formal letter of CAB web site.
""I have discovered the following problem with the work you have done for me: Not clean and tidy after scaffolders left including cigarettes butts on the floor in the front and back.

Scaffolders climbing over the back wall to open the gate instead of knocking on and asking.

    Significant debris in loft,

    Rear chimney not pointed.

Slates missing from 15 Morton street, front roof side wall.

Unable to locate the Paint brush i left out.

Photos of all issues enclosed including the side wall before work commenced..""

    Here is the reply
He has sent me the bottom photo but the top one was taken at 13.12 on the 21st one day after the scaffolding had been taken down.

    Regarding some of your concerns.

Firstly the scaffolding company are an outside contractor. They have put the scaffolding up and taken it away in good time and have not caused any damage.

Maybe they climbed over your wall as usually clients are not in and don’t leave access to gardens.

As for cigarette butts is this such a big problem that you have to even mention it along with a used paintbrush ?

Looking at the loft from the photo I can’t spot significant debris only dust which is expected.

It is on the tenant onus to put down a plastic sheet before work commences as we can’t stop dust falling.

The back chimney has been pointed please see attached pic.

The slates to the side wall were all cracked and cemented in place.

We have leaded it instead as it is not good practice to cement slates vertically due to the fact of the mortar degrading and the slates falling off.

I will call tomorrow to go over things again and take a look in the loft.

    Hi everyone
Quick update the roofer has just come back 5i discuss the e mail I sent and he still insisted the rear chimney had been done but after I said I've asked on forums and everyone says it's not been done.
So now he. Is returning to point the chimney and hover out the loft and point or repair the neighbours roof wall .
I have now paid half the bill to show good will.
He was concerned over his reputation because I involved the competent roofers scheme.in the emails.
    Thanks everyone
