Indemnity insurance for windows

We are selling our home and solicitor is asking for Fensa or building reg certs. We have the receipt for the windows but they were not fensa registered. Would an indemnity insurance to cover these be acceptable? From reading other information it seems the quickest and most effective route to take retrospectively to get cover?

    As above, indemnity insurance should satisfy your buyer's mortgage lender.

    But your buyer still might be worried about why you didn't use a member of a 'competent person scheme' to fit your windows, or get building regulations approval. (i.e. They might be worried that you used a 'cowboy builder' to fit sub-standard windows.)

    A Fensa certificate (or building regs certification, or equivalent) should show that the windows provide sufficient insulation, have safety glass to avoid injury (where required), ventilation, means of escape from fire, etc.

    So the buyers may (or may not) want to have the windows checked over.
