The vendor might be pushing the EA to get an indication of your thoughts on the matter.sujsuj said:But whats in for me or anyone in the chain to push for an exchange date then wait longer for completion date..? We paid for new house but then allowing someone to occupy and take care of the house.0 -
at least committed and partially paid as deposit.0

We paid for new house but then allowing someone to occupy and take care of the house.I think you've misunderstood how the process works.Apart from with a new house, you cant exchange until you have completion dates agreed, so agreed exchange date = agreed completion date. You dont pay at exchange.Pushing to get it done ahead of a potential covid lockdown seems like a good idea.Is there a newbuild house involved in your chain?0

Nope. No new build in the chain at all. My view is EA pushing for getting commitment date (exchange date) is good. But for any one in chain key date is completion date and minimum/no difference b/n those dates is what any one in chain should push for unlike EAs.0

An estate agents fee becomes payable once the property has exchanged so i would hazard a guess and say thats why they are pushing for the exchange date and not completion.1

Naaaa, they get paid on completion. Once exchanged they are chargeable.Robbo66 said:An estate agents fee becomes payable once the property has exchanged so i would hazard a guess and say thats why they are pushing for the exchange date and not completion.0 -
